"Direct-to-Buyers" TM Marketing Program
There is no question that the MLS® is a very powerful marketing tool, but it may not be necessary to use the MLS® to sell your home. Most real estate agents offer just one marketing program which primarily focuses on placing your home in the MLS® and having other agents sell it for them. At Assist-2-Sell, we believe you deserve choices, and we recognize that. In most cases, we are able to find a buyer without relying on other agents or the MLS®. We recommend the seller start with the Direct-To-Buyer program maximizing Assist-2-Sell's ability to save you, the seller, thousands of dollars over a 6% or 7% commission that a traditional Realtor® charges.
How does it work?
As the name implies, our marketing efforts are directed to buyers rather than MLS® agents.
In order for a buyer to purchase your home, they first need to know it is available. We call this exposure. First we notify our waiting list of Buyers, who are actively looking for a home, then we expose your home to buyers utilizing the following primary marketing avenues:
Signs
Buyers tend to drive through neighborhoods in which they are interested. A surprising number of homes sell from buyers seeing a sign, so we use plenty of directonal signs to make sure potential customers get to your house.
Advertising
Buyers tend to read the local publications where homes are advertised. At Assist-2-Sell Buyers & Sellers Realty Center, we utilize the most effective publications including the St. Petersburg Times and local newspapers. Our advertising features your home, not individual agents. We advertise to attract buyers, so our ads are informative not fluffy. Your agent will review the advertising strategy designed specifically for your home.
Internet

Buyers call our office from seeing the advertising or the signs, and one of our professional agents will arrange to personally to show your home to the buyer.

Yes! We oversee the closing process!
There are many details involved that require expert attention once the purchase agreement is accepted. Our agents work the same as traditional agents to assure that everything that needs to be done, gets done. This includes working with the lender, appraiser, inspectors, and title companies to ensure an easy closing.
And, of course, we only get paid for results!
If we don't sell your home, you don't owe us anything. We have confidence and a proven success record. We don't charge up-front fees, and there are no hidden costs. Some traditional Realtors® will charge you "transaction fees" in the hundreds of dollars, but not at Assist-2-Sell. We do not have transaction or hidden fees.

Because it works! The Multiple Listing Service (MLS®) is the single most powerful marketing tool in place today to sell homes and traditional Realtors® have grown to depend on it.
Most homes around the country sell through the MLS® system. The power of the MLS® is cooperation and compensation. In traditional offices, most homes are not sold by the listing office! Actually most sales involve two different offices, a listing office and a selling office.
This means that it is not as important which office you choose to list your home as it is that your home is listed in the MLS®, and that the appropriate fees are charged for doing so.

Here's how it works
When you list with a traditional agent, they place your home into the MLS®. The listing office offers to share the total commission you are paying with the other MLS® agents. This offer of compensation is their incentive to sell your home.
Assist-2-Sell offers MLS®!
All Assist-2-Sell Buyers & Sellers Realty Center agents are REALTORS® and members of the local MLS®. Assist-2-Sell offers you the option of placing your home in the same MLS® system, but at a lower total commission. Just like the traditional offices, we share the commission with MLS® agents, so they have the same incentive to sell your home as all the other homes in the MLS®. In most cases, the cooperating agents earn the same selling commission they are accustomed to receiving because Assist-2-Sell absorbs the "discounted" portion of the total commission.
How can we sell homes for a lower commission?
Volume. By charging a very competitive lower commission, Assist-2-Sell generally attracts a higher number of listings than traditional agents. We can afford to make less on each sale when we sell more homes.
Our fees for the MLS® are are considerably lower than the 6%-7% a traditional office will charge you. Call us for the specifics.
"Paperwork Only" SM Marketing Program
This program is most popular with the For-Sale-By-Owner (FSBO). Many FSBO's run into difficulty with "what do I do when I find a buyer?" At Assist-2-Sell we have a cost-effective solution. We will take care of everything for a low flat fee.
We do not require a listing contract. Just call for an appointment, and bring your buyer into our office. We will write up the purchase agreement, handle all the paperwork and oversee the sale through to closing.
